Valid government photo identification will be required of all applicants.
Rental History: Each rental applicant must be able to demonstrate a pattern of meeting rental or mortgage obligations, leaving prior properties in good condition, and not having a pattern of complaints from neighbors. The applicant should be prepared to provide a minimum of 5 years of residential history (3 landlord references) and contact information.
Credit/Financial History: The applicant must demonstrate good fiscal responsibility. Charge-offs, unpaid debts, or a history of delinquent payments will cause the application to be declined. A minimum credit score of 600 is required. Credit history is considered separately; each applicant must meet the minimum credit score.
Employment History: 6 months with current employer or previous employment in same field of work. Each applicant must provide three months of recent paystubs and an employer reference to verify steady employment. Self-employed applicants must provide bank statements for the last three months and signed tax returns for the last 1 year to show predictable income. This does not apply to applicants who are retired or disabled.
Income Requirement: Applicants must provide verification of legal income sufficient to meet the rent-to-income ratio 3:1 - gross income equal to three times the monthly rent amount. Income is considered collectively for the entire household.
International Applicants and Applicants New to The Country: International applicants must provide proof of visa and will be required for valid verification. Proof of income source or new job will be required.
Grounds for Denial
Verified eviction showing on credit report, public record, or confirmed with landlord.
Rental collections that are unpaid or verified on credit report.
Balance owing to landlord unless documentation of payment arrangement or dismissal provided.
3 or more late payments and/or NSF checks within a 12-month rental period.
Falsification of information provided on rental application.
Breaking a lease agreement that will result in collection filing.
Possess no state-issued identification (Driver’s License, Passport, or ID). Photo identification is required.
High Debt to Income ratio - Income should exceed 3 times rent.
Unverifiable or insufficient income or too much debt.
Unpaid utility bills or collections (excluding medical) Minimum credit score of 600 required.
Insufficient or adverse rental history. Eviction or unlawful detainer.
Currently in bankruptcy or a recent bankruptcy.
No Pets (If pets are allowed, size, quantity, and type addressed)
No Smoking on premises (inside or outside the unit)
No subleasing, including roommates. You and each adult must apply.

Criminal History/Sex Offender Registration: We individually assess any adult on a county, state, or national sex offender registry to determine whether a business reason exists to deny tenancy. We consider the nature and severity of the offense, the number and type of convictions, the time that has elapsed since the conviction, your age at the time of conviction, evidence of good tenant history before and after conviction, any additional information showing rehabilitation, good conduct, or other factors that you would like us to consider.
