Application: We rent to the first qualified applicant. Fully completed application are screened on a first come, first served basis.
Please read the following policy carefully to ensure you and your co-applicant(s) qualify. All persons 18 years of age and older who will reside on the property must complete a Rental Application and pay the screening fee.
The application process will take approximately 1-3 business days provided all information is completed and references reply in a timely manner.
Application Fee: A $55.00 non-refundable screening fee per application. This fee is non-refundable.
Applying Prior to Viewing the Property (if applicable): If an application is submitted without taking the opportunity to physically visit and visually inspect the property, please understand that there are inherent risks and possible misunderstandings in leasing and occupying a property “sight unseen,” and the application and any other fees will not be refunded.
Pet Policy: Every applicant must complete a profile with PetScreening.com—this is required even if you do not have a pet or animal. After submitting your application, you will receive a link to complete your profile. Pets are negotiable at some of our properties. No more than 2 pets per property. Please note our pet deposits are split as refundable and non-refundable. (Animal Guidelines provided upon request.) Tenant must also pay a $25.00 monthly pet fee. During showing of home, applicant will be required to bring dog for breed and temperament check. If the dog is deemed to be vicious or of concern to bodily harm you will not be approved.
Smoking: All properties are non-smoking. Our no smoking policy prohibits smoking anywhere inside the interior of the property. We require applicants to sign an Addendum that becomes a part of the Lease/Rental Agreement. Our policies are strictly enforced.
Trampolines and Waterbeds: We do not allow trampolines or waterbeds at any of our properties.
Required Documents:
o Most recent paystubs with year to date earnings.
o Self Employed – Tax returns of last two years
o Retired – Copies of Bank Statements, Investment Earning Documentation, Social Security Administration Income.

Upon Application Approval/Condition of Move-In:
A unit cannot be held for more than 7 days unless it is occupied or the owner has given approval. After notification of acceptance, the applicant(s) have 2 business days to provide a holding fee equal to the required security deposit. This holding fee is refundable if the property cannot be delivered to the applicant for rent. The holding fee is not refundable if the applicant decides not to rent the property for any reason. The holding fee becomes part of the security deposit upon signing the lease agreement.
Agency Disclosure: Tenant(s) are hereby notified that Mell Property Management represents the Lessor/Owner of the property in the Lease/Rental Agreement.
In compliance with Washington State’s Fair Tenant Screening Act and the Fair Credit Reporting Act, this is to inform you that an investigation involving the statements made on your rental application for tenancy will be initiated. You authorize Mell Property Management to obtain credit reports, court records (civil, criminal, arrest), character reports, employment, bank, and rental references to verify all information and names on the rental application. The application decision may also consider your move-in date, pets, behavior, and cooperation with our staff.
